From professional photography to integrated print and digital marketing, we make your home stand out from the competition. Our programs will bring in the most interested and qualified buyers to sell your home quickly and for the best price.  

 

Professional Photography, Always


Real estate marketing is primarily visual, so the photos and videos are foundational to presenting your home to the market. Homes with high-quality photos sell 32% faster!

We provide the best available professional photography from leading real estate photography providers. Our photographers use special cameras and equipment to make rooms and outdoor spaces look spacious and inviting.

We arrange for the photoshoot after the home is decluttered, cleaned, and staged. We work with the photographer during the photoshoot to make sure that every room looks it's very best. Our photographer's specialty editing services will correct photos to adjust any differences in light between rooms, minimize shadows and bright spots, and show the outdoors clearly through windows.

We also offer specialty photo and visual marketing services:

  • Twilight sessions for homes that look especially attractive at dusk.
  • Floor plans, video, and 3D tours for homes that need an extra boost to explain room flow or special features.
  • Drone photography for properties that benefit from aerial views.
  • Virtual staging to help potential buyers envision the potential in vacant properties.


Digital Marketing


We want maximum exposure for your listing to attract the most interested and qualified buyers. We start with a complete and accurate listing in MRED, the MLS for northern Illinois. We can't over-emphasize the importance of making sure that the listing information is correct. It's frustrating to agents and buyers when information that should be there isn't.

The moment that your listing is activated in the MLS, your listing is sent to Zillow, Trulia, and Realtor.com, the websites used by the most interested local and national buyers. Your listing is also published on all brokerage websites in northern IL, such as Redfin, Coldwell Banker, and RE/Max.

Custom posts and advertising on social media sites, especially Facebook, will attract local buyers as well as people thinking about moving to the area. We create a custom Single Property Website with information only about your house, property, and community. This website will provide vibrant information-rich pages to tell the story about living in your neighborhood, town, or city.

It's important to note that unlike some brokerages, the BRIX Group at eXp Realty never withholds our listings from any real estate website. We never restrict your listing to our website in the hopes of generating buyer leads. It is fundamentally unfair to sellers when an agent or broker doesn't place their listings everywhere possible and create the largest potential buyer pool. 


Brochures and Handouts


We believe that a professionally produced full-color brochure adds value to the buyer experience during the showing and connects the in-person showing with the online experience. A floor plan in the buyer package helps buyers understand the connections between rooms, both during the showing and when they’re back home, mulling a purchase. With information from your Seller Homework, we produce a handout with information on major updates and improvements, mechanicals, and systems.


Specialty Marketing


When we have an unusual listing that might be overlooked on the standard real estate sites, we like to place ads on specialty websites. Many lifestyle sites also include property listings. A perfect buyer might not be in the market for buying a home but browses these special interest sites for entertainment and education. Some examples are Mid Century Modern design, National Historic Trust locations, and equestrian-oriented lifestyles.


Pre-Launch Marketing


Also known as “Coming Soon” marketing, in the 2-4 weeks before your expected launch date, we pre-market your property to generate agent and broker interest. Homebuyers love to be the first to know about a listing before it hits the market. It gives them time to plan for a showing when the listing goes live and make sure that their financing in order. If a buyer is especially interested in the home, they might delay purchasing another home they’ve seen.

While we strongly believe in the importance of creating interest before a property is listed, we also are adamant that it is not in a seller's best interest to sell a property without exposing it to the entire market. We want your home to have the best possible market exposure so that you sell with the best price, terms, and conditions.
