St. Charles/Campton Hills IL Closed Sales in 2014

In St. Charles there were 714 single family homes sold in 2014 at an average closed price of $370,643. This is a decrease from the 805 units that were sold in 2013 but an increase from the 2013 average closed price $354,708.

We believe that 2013 was an unusual year. National news about housing inventory shortages fueled a buying frenzy in early 2013 and that reached into St. Charles.

The severe weather in our area in 2014 — remember the Polar Vortex — caused the start of the home buying season to delay to about April. There simply wasn’t the surge of early Spring buyers like 2013.

But buyers are still finding a significant shortage of inventory priced under $300,000. If you are a move up seller in St. Charles, now is the time to list your house and buy your next home.

In the past year the number of sales is increasing in each price category, although the higher end of $500,000+ homes has a long way to go to recover to the 2004-2008 sales rates.

Distressed Property Sales: A total of 151 of all closed sales (single family and town homes) were short sales or bank-owned foreclosures. This is only 16.7% of the total sales which shows a gradual decrease from the peak of the distressed market in 2011.

Single Family Homes: There are 87 single family homes under contract as of January 11, 2015 and the inventory is high. Inventory usually decreases in Winter but as this chart shows the inventory is much higher in 2014 compared to 2013.

Town Homes and Condos: 181 St. Charles town homes and condos closed in 2014 which is almost identical to the 185 closed sales in 2013. There are 19 units under contract as of January 21 and under 50 Active listings.

It might be a good time to list your St. Charles town home while the inventory is low.
