Because proper pricing is so vital to selling a home in today’s market, I use a 3-part valuation method to determine the best possible price to buy or sell a home. Pricing a home to compete in the market is an art and a science, and I spend hours on sifting through the data to determine the right price to list. I watch the market closely and publish regular market reports to help my clients understand their unique situation. I have attended special training in pricing and received the Broker Price Opinion (BPOr) designation.

Selling a Home

Each home we list has a unique marketing plan developed to make the home compete against the other choices on the market.  I work closely with my sellers to help them “think like a buyer” when preparing their homes for sale. I won’t list a house without professional staging and I’m now incorporating virtual staging into the program. We use the best professional photographers available to make sure that every photo on the internet makes the home look it’s very best.

The hub of our listing syndication strategy is our award-winning Bairdwarner.com, the number one broker site in northern Illinois. My listings are featured with premier presentation on the nation’s leading search sites: Realtor.com, Zillow.com and Trulia.com.  High-end luxury home listings  are presented on the specialty websites like Luxuryportfolio.com and Regents.com.

Buying a Home 

Because the right neighborhood is so important to our quality of life, I take the time to help buyer clients determine the best communities for their lifestyle. One of my specialties is working with relocation clients.  I am certified with many of the nations largest relocation companies including SIRVA, Weichert and Odyssey.

Before helping clients present an offer, I prepare a detailed market analysis of the home. The way I write up an offer, with lots of data and details, goes a long ways to help the seller and the seller’s agent accept our pricing and terms. As a Certified Real Estate Negotiator, I sticks to the facts to help her buyers get the best price for the current market.

I use the latest technology to help buyers as well as sellers. Buyers’ website searches are automatically integrated with my email system, so I can instantly answer questions or schedule showings. I encourage my clients to use whatever search product they prefer, so I can work smoothly with Realtor.com, Trulia.com or Zillow.com. I am very impressed with the new Realtor.com mobile app.


Before turning to real estate I worked in technology marketing for ten years. As Director of Marketing for Andersen Software I launched product lines in multiple countries and worked with professionals from a wide variety of cultures.

My interest in real estate came through working for a custom home builder. In addition to managing project schedules and budgets, I had the opportunity to make clients’ visions a reality by sourcing unusual products from around the world.

My leisure time also revolves around real estate. I enjoy exploring new technology and ways to make products and systems work for our buyers and sellers. I’m a dedicated blogger and write about the activities, events, and places that make each community unique – and make the Fox Valley an exceptional place to live.
